We search out assets that are broken but fixable, and not so broken that they’re teardowns. Finding this balance is a challenge, and finding them at a reasonable price is even more of a challenge.
These are “story” assets. In order for them to get into this condition, something had to go wrong.
Typical impairments to assets include:
- Environmental issues
- High levels of vacancy and/or leasing challenges
- Physical deterioration and/or deferred maintenance
- A challenging neighborhood that hasn’t turned around yet
- A mix of low-quality tenants that make the cash flows unstable and/or unfinanceable
